- From the Liverpool side we usually come through the Queensway tunnel, and the toll and any rush-hour queue at the tolls get built into the timing. The Mersey ferry from the Pier Head is the other way over, but it is foot passengers only, so for a van it is the tunnel. Tell us your nearest loading point so we plan arrival.
- Close-in Birkenhead runs on a controlled parking zone that operates 8am to 6.30pm every day, and the streets around Hamilton Square sit in the residents' Zone A, so an off-peak slot rarely frees up kerb space. The terraces and older tenement flats around the town centre have the front door straight onto the pavement and no driveway. Note your floor and how keys are handed over.
- If the property is one of the Grade I listed Georgian houses on Hamilton Square, the inside is yours to clean as normal, but we will not touch external paint, render, stonework, or fittings. The square holds the largest group of Grade I listed buildings outside London, so anything outside the front door needs listed building consent and stays out of scope. Up on the Oxton and Prenton ridge the larger period villas usually have a drive or side access, so the van side there is easier.

Solid job on a tired flat
