- St Helens sits on the City Line into Liverpool and Wigan, not the Merseyrail third rail, so the constraint is on-street parking rather than tunnels or tolls. - This is an old glass and colliery town, and the dense terraces close in around Sutton, Parr and Thatto Heath were built for the works, with the front door straight onto the pavement and a back yard off an entry. The kitchens are small and the extraction is tired, so grease builds on the splashback and behind the hob, and the oven is usually worth pricing in from the start on end-of-tenancy jobs.
- St Helens water is soft, off the United Utilities supply, so limescale is rarely the problem it is down south. The work in the older terrace bathrooms is grime in the grout and on tired older fittings rather than scaled-up taps and screens, and the post-war semis out at Sutton Manor and the newer estates often have carpeted stairs and bedrooms with traffic-lane wear that is a frequent add-on at checkout.
- Pilkington still makes flat glass in the town and there is foundry and works ground on the industrial fringe, so properties near it pick up a fine gritty dust on sills and outdoor glass that builds back faster than you would expect. External window and sill cleaning is a common add-on round there. The older solid-wall terraces also hold damp, so we clean any black-spot mould off the bathroom sealant and window reveals and note the condition, but we do not treat the damp itself.

Fair price, decent result
Two-bed terrace. Cheaper quote than two others I got. The job itself was good, the oven especially. Skirting boards in the back room could've had another wipe. Deposit back though.
